The main structure of italian Budget Law for 2018 has been confirmed: it’s composed by the ‘ecobonus’ and the various tax facilities about building renovations. The main revelation is the setting of the ‘green bonus’.

CONFIRMATIONS
The next Budget Law approved by the Italian Cabinet have confirmed the ‘ecobonus’. All the interventions that lower energy consumption on private buildings have been told to be refund 65% on Irpef and Ires taxes. The maximum tax deduction that can be obtained for real estate units is set at 100,000 €.
Speaking about renovations, 50% Irpef refund is set for interventions that involve restoration or at least extraordinary maintenance of buildings. The maximum deduction per real estate unit has been set at 48,000 €.
The ‘Sisma bonus’ has also been confirmed, while the debate regarding the ‘building dossier’ is still ongoing. Irpef and Ires tax refunds are expected to be the 70% where houses have a seismic risk grade under the 80%. The maximum tax deduction is set at 96,000 euros. Public housing is included in this measure.
GREEN BONUS
Green bonus takes part in the regulatory framework as a tax advantage with a refund of 36% on works that affect terraces and gardens, even the condominium ones. Ratio legis is the contrast to city pollution.
In addition to this the government wants to give a boost to the horticultural sector, which is strategic for national economy, especially for export.
In detail, the refundings include investments on irrigation systems, and works of recovery of green areas and historical gardens.
Increasing green areas in the cities is the way the whole world chose to counteract pollution spread. Plants naturally absorb and decrease harmful dusts by returning clean air. In addition, green areas contrast excessive building process, contributing to the containment of inside and outside temperatures, with great benefits of energy saving.
